Recommendations w <br /> Action <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration; and <br /> 2. Approve Revisions of Approved Actions Application No. PA-0800180 with the Williamson Act <br /> Compatibility Principles,the revised Findings,and the revised Conditions of Approval contained <br /> in the staff report. <br /> Revised Findings <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> • This findingyecan be made because the Winery and Wine Cellars, Wine Cellar-Off-Site use <br /> type permits.-�a wine tasting area, retail sales, and marketing events as accessory uses. The <br /> project is consistent with the goals, policies, standards, and maps of the General Plan. <br /> There are no.!applicable Master Plans, Specific Plans, Special Purpose flans, or any other <br /> applicable p i:ns which are within the vicinity of this project. <br /> 2. Adequate utilities,:;roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> This finding,can be made because adequate utilities, access roads, sanitation, drainage <br /> and other nejessary facilities have been provided and the proposed improvements are <br /> properly related to existing and proposed streets. The project will be served by a private <br /> septic system, an individual well, and on-site storm drainage. <br /> Additionallyi the applicant has an existing 257foot-wide access driveway from Turner Road, <br /> which is of adequate size for access to the project site. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding ;can be made because the parcel is 45.91 acres and is of adequate size and <br /> shape to accpmmodate the proposed increase in marketing events. The Site Plan shows that <br /> there is sufficient area for parking and circulation in compliance with Standards of the <br /> DevelopmentTitle. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding scan be made because the Initial Study prepared for the project found no <br /> potentially sj nificant environmental impacts. As Conditions of Approval, the project must <br /> meet the noise ordinance requirements of 65 dB at the property line and have no more <br /> than 120 attendees at each marketing event.
