(2) Parking for marketing events shall be located on a maintained grass area to ensure a dust-free <br /> surface. <br /> (3) A minimum of 4 parking spaces shall be provided, including 1 accessible space (2.5 spaces are <br /> required for every 1,000 feet of building area). (Development Title Section 9-1015.3) <br /> (4) A total of eighty-three (83) parking spaces. (1 space is required for every 3 attendees) shall be <br /> provided for marketing events, including an additional three (3) accessible spaces, of which one <br /> shall be van accessible. The previously paved parking spaces may be used to satisfy C.C.R. <br /> Title 24 requirements. The accessible spaces shall be located as close as possible to the <br /> primary entrance (C.C.R.,Title 24). <br /> g. Provide restrooms conforming with all disabled access requirements. (CCR, Title 24) <br /> h. Building No. 1 will be a change in occupancy classification and consequently shall be brought into <br /> compliance with current codes, including handicapped access. <br /> i. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide (Development Title Section 9-1015.4[h]). <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabe Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Section 9-1145.4) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. No vehicles shall be parked on the County right-of-way during a marketing or special event. <br /> d. The Traffic Impact Mitigation Fee may be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is $164.00 per additional daily trip-end <br /> generated in the Lodi area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution <br /> OO-433) <br /> e. A copy of the Final Site Plan shall be submitted prior to release of building permits. <br /> f. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is <br /> required upon submittal of verification. <br /> 3. PUBLIC HEALTH SERVICES (Staff Contact: Ted Norgard, 468-3443) <br /> a. Construction of an individual sewage disposal system under permit and inspection by the <br /> Environmental Health Division is required at the time of development(Development Title Sections 9- <br /> 110.3 and 9-110.4), or provide evidence to this Department that the existing office septic system <br /> meets Environmental Health Division capacity and construction standards for this use. <br /> Revised Conditions of Approval -2 - UP-98-3 <br />
