This will be sized to meet all county requirements for <br /> retention for the entire 20 acre site. For the first phase, two temporary ponds will be built close <br /> to the parking areas. <br /> Potable Water <br /> Potable water will be provided throu onsite well. <br /> Fire Flow <br /> Through agreement with the City of Tracy, fire flow for all phases will be provided by <br /> connection to the City of Tracy water system. <br /> Sewer <br /> Phase 1 will be serviced by a septic system designed and constructed in accordance with the <br /> requirements of the San Joaquin Health Department, <br /> Through agreement with the City of Tsewer ervice 'll be provid ntire site- <br /> upon the construction of Phase 2. <br /> City of Tracy Agreement <br /> The Tracy City Council has authorized city staff to negotiate a pre-annexation agreement with <br /> the applicant. The agreement will provide for the provision of water for fire flow for all phases <br /> of the project, and sewer for the entire project upon the construction of the second phase. <br /> The applicant will agree to annex into the City when the City requests it. The City is requesting <br /> the applicant pay full City development impact fees, but has recognized there will need to be <br /> reconciliation of the County impact fees with what the City is expecting. The details of the <br /> agreement will be negotiated as the impacts are more clearly defined through the County CUP <br /> process. <br /> Land Use <br /> Development Title <br /> Pursuant to Section 9-115.545, regarding Religious Assembly,the Religious Assembly use refers <br /> to religious uses and activities involving public assembly. Our requested category for a <br /> Religious Assembly will be a Regional classification. This is a classification allowing Religious <br /> Assembly having a seating capacity of 500 people or more. A Regional Religious Assembly is <br /> permitted subject to a conditional use permit. The proposed site is Open Space/Resource <br /> Conservation in the general plan and is zoned AU-20 (Agricultural/Urban Reserve). <br />
