Based on the County of San Joaquin Assessor's Office records and <br /> historical aerial photographs, a single-family residential structure and detached garage occupied the subject <br /> ` property from 1930 to April 1998(See Appendix C, Plates C1 and C5, Photographs 1,2, 13 and 14). <br /> 3.4 Current Site Usage <br /> The subject property is currently vacant. The subject property has been continuously utilized as residential since Z J <br /> at least 1930 to April 1998. The subject property has been vacant since April 1998. It is our understanding the <br /> current property owner proposes to subdivide the subject property into two parcels for future residential <br /> development. <br /> The subject property is zoned R-L (Low Density Residential).This zone is intended to provide for neighborhoods <br /> consisting of detached, single-family residences located within or immediately adjacent to population centers <br /> which have public services. The subject property is in legal conformance to the current zoning and permitting <br /> requirements. <br /> No hazardous or potentially hazardous materials were observed at the subject property at the time of our site (3,� <br /> reconnaissance. <br /> 3.5 Historical Site Usage <br /> A 1913 historical topographic map shows the subject and adjacent properties as undeveloped. The County of <br /> San Joaquin Assessor's Office residential building record indicates that a former 584 square foot residential <br /> structure was constructed in 1930. A detached garage structure was located to the north of the residential <br /> structure. The 1957, 1963, 1970, 1983, 1993 and 1998 aerial photographs shows the residential structure on the <br /> subject property. It is our understanding that the residential and garage structures were demolished in April ll <br /> 1998. The subject property has remained vacant since April 1998. Table 1 below summarizes the historical <br /> known land uses prior to 2005 that have occupied the subject property based on historical aerial photographs, <br /> topographic maps, and assessor office records. <br /> TABLE 1 <br /> i <br /> L Year Land Use Source/Notes <br /> 1913-1930 Vacant 1913 historical topographic map <br /> San Joaquin Assessor office records <br /> 1930-April 1998 1 Residential 1957, 1963, 1970, 1982, 1993,and 1998 aerial photographs <br /> 1998-2005 Vacant 1998 and 2002 aerial photograph <br /> Historical documents indicate that the subject property has not been utilized for agricultural purposes since at <br /> least 1930 and does not appear to include activities associated with the generation, use, storage and disposal of 012--33, <br /> regulated quantities of hazardous or potentially hazardous petroleum fuel products, agricultural chemicals and/or <br /> other regulated hazardous materials and wastes. <br /> A Site Transaction Screen Questionnaire regarding the presence of potential sources of on-site soil and/or <br /> groundwater contamination has been completed by the current property owner and GPI. The Site Transaction <br /> Screen Questionnaire has been enclosed in Appendix E. <br /> 3.6 Current and Historical Usage of Adjoining Properties <br /> GPI reviewed the following historical records for the subject and adjacent properties: <br /> 1957, 1963, 1970, 1982, 1993, and 1998 aerial photographs (Appendix D); and <br /> • 1913 and 1949 historical topographic maps; and <br /> Based on these records, adjacent and nearby properties in all directions within one-quarter mile radius of the <br /> subject property, with the exception of two former leaking underground storage tank locations, have not been �j,� <br /> historically utilized for activities associated with the generation, storage, handling, use or disposal of regulated <br /> quantities of petroleum and/or other hazardous materials or wastes. <br />
