The <br /> L property consists of three rectangular parcels: APN 159-110,1 , APN 159-110-10 and APN 159- <br /> 110-14l,'Three addresses are associated with this property: e, 808 South �. <br /> Walker Lane and 5205 East Main-Street, Stockton, California. There are no structures <br /> L5 currently on the property except for a small shed located at the southwest corner of the <br /> Iproperty. <br /> L According to the San Joaquin County Community Development Department web site,' the <br /> subject property is zoned R-L (Low Density Residential). This zoning designation "is intended <br /> to provide for neighborhoods consisting of detached, single family residences located within <br /> or immediately adjacent to population centers which have public services." <br /> LLocation maps of the subject property are attached to this report as Appendix A. / 3 <br /> 1 Photographs of the subject property are attached to this report as Appendix B. <br /> 1.2 Proposed Development <br /> LThe property is proposed to be a 53-lot subdivision. (2) <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES <br /> 2.1 Recorded Land Title Records <br /> LA chain of title report was not provided by the client for NOA's use in preparing this report. <br /> 2.2 Aerial Photographs <br /> L Aerial photographs depicting the subject property dated 1940, 1952, 1963, 1975 and 1983 <br /> were reviewed at the San Joaquin County Surveyor's Office in Stockton, California.2 Two <br /> additional photos, dated 1998 and 2002, were obtained from Microsoft Terraserver.3 <br /> LIn the 1940 photo, the property consists of orchards with a residence at the southwest corner <br /> of the property. The subject property is bordered by agricultural land with scattered <br /> residences on the north and east sides. Walker Lane is west of the property and Main Street <br /> 6. is to the south. <br /> L In the 1952 photo, the property remains relatively unchanged from the previous photo. <br /> Subdivisions are evident north of the property.
