Gau <br /> Sub : MS-93-134 (Budiselich) <br /> Date: 1-20-94 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be complied <br /> with prior to recording the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNFrY DEVELOPMENT DEPARTMENT: <br /> a. Existing buildings on Lots 1 and 2 shall meet 20-foot side and rear yard setback <br /> requirements. <br /> b. The existing driveway through Lots 2, 3, and 5 shall be eliminated. <br /> C. A mutual easement for access shall be recorded for Lots 1, 2, and 5, or the existing <br /> driveway shall be eliminated. <br /> d. The following note shall appear on the Parcel Map and also shall be recorded as a <br /> separate instrument: <br /> • Pursuant to Section 9-1105.11(b) of the Development <br /> Tale, the undeveloped designated remainder shall be <br /> served by public water, drainage, and wastewater <br /> disposal systems prior to any grant of approval for a <br /> development project or issuance of a building permit on <br /> the remainder. <br /> e. Proposed road names shall be reviewed and approved by the Community Development <br /> Department and shall be consistent with the Community Development Department's road <br /> name standards. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. All lots shall be designated as 'Parcels' on the Parcel Map. <br /> (Development Title Section 9-9152) <br /> b. The remainder shall be designated as *Designated Remainder' on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> C. Ali improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> -9- <br />
