A grading plan for each individual lot shall be included, if <br /> applicable, and be subject to plan check and field inspection fees. (Development Title <br /> Section 9-1100.3) <br /> d. If improvements referred to herein are not completed prior to the approval of the Parcel <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin that will <br /> ensure the completion of improvements within one year after filing the Parcel Map. <br /> (Development Title Section 9-1100.3) <br /> e. Dad's Place shall be dedicated and improved to County standards for a 60-foot-wide <br /> right-of-way industrial street with a sidewalk and a 75-foot radius right-of-way at the cul- <br /> de-sac. (Development Title Section 9-a57.4) <br /> f. A terminal drainage system shall be provided to meet the requirements of the county and <br /> to provide adequate drainage forthe subdivision. Capacity of the existing detention pond <br /> shall be verified. (Development Title Section 9-1135.2) <br /> g. The project shall be served by a public water system conforming to the requirements of <br /> the San Joaquin County Public Health Services (Environmental Health Division) and the <br /> Department of Public Works. A 'will serve' letter from the California Water Service <br /> Company shall be required. (Development Title Section 9-1120.2) <br /> h. The project shall be served by a public sewer collection and treatment system <br /> constructed in conformance with the requirements of the San Joaquin County Public <br /> Health Services (Environmental Health Division) and the Department of Public Works. No <br /> development is allowed on the Designated Remainder until public sewer service is <br /> available and is annexed to County Service Area No. 15. Each lot is limited to a <br /> maximum allowable effluent discharge of 1,600 gallons per acre per day. (Development <br /> Title Section 9-1105.2) <br /> I. Adjustments to improvements shall be made to provide for two-way traffic and temporary <br /> cul-de-sacs, as well as utility systems modifications to conform to County standards <br /> where the subdivision is to be recorded in phases. (Development Title Section 9-1100.3) <br /> j. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fees currently are <br /> $6,819.00 per 1,000-gross square feet of buildings designated as 'Retail Service,' <br /> $2,909.00 per 1,000 gross square feet of buildings designated as 'office,' $2,111.00 per <br /> 1,000 gross square feet of buildings designated as 'Service Commercial,' $1,480.00 per <br /> 1,000 gross square feet of buildings designated as'Warehouse,'and$1,165.00 per 1,000 <br /> gross square feet of buildings designated as'Manufacturing' in the Stockton area. The <br /> fee shall be automatically adjusted Juty 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record.
