The Water Supply Facilities Impact Mitigation Fee will be required when the parcels are <br /> developed. The fee is due and payable at the time of building permit application. The <br /> fees currently are$236.00 per 1,000 gross square feet of buildings designated as 'Retail <br /> Service,' 'Office,' or 'Service Commercial' and $94.00 per 1,000 gross square feet of <br /> buildings designated as'Warehouse'or'Manufacturing.' The fees shall be automatically <br /> increased on January 1 of each year at the rate of 6.9 percent. An additional 3.5 percent <br /> shall be added to the fee upon payment for processing and administering the program. <br /> (Resolution R-91-327) <br /> 1. A Preliminary Soils Report is required in accordance with County standards for the <br /> purpose of determining the R-Value for the design of the roads. (Development Title <br /> Section 9-910.2) <br /> M. All utilities shall be underground except power transmission facilities of 35 KV or greater. <br /> Public utility easements shall be provided along the road frontage of the subdivision and <br /> as requiredby the public utility companies. (Development Title Section 9-1155.2) <br /> n. The subdivider shall agree to and shall pay user fees for the utility services from the time <br /> improvements are accepted by the County until the lots are placed on the County tax <br /> rolls, or up to an 18-month period, as the case may be. Ali traffic signs and markings shall conform to the Manual on Unfform Traffic Control <br /> Devices and San Joaquin County standards, and they shall be shown on the <br /> improvement plans. (Development Title Section 9-1150.2) <br /> P. A grading plan shall be submitted and approved prior to approval of the Parcel Map. The <br /> grading plan shall contain the information listed in the U.B.C., Appendix, Chapter 70, <br /> Section 7006(1), with complete drainage details and elevations of adjacent parcels. <br /> Retaining wall details shall be submitted where applicable. Grading in excess of 5,000 <br /> cubic yards shall comply with Section 7014 for 'Engineered Grading Requirements.' <br /> q. Access rights shall be dedicated and restricted for Parcels 9 and 13 along the frontage <br /> of Wilcox Road. (Development Title Section 9-1150.5) <br /> r. Improvements, restrictions, and permits shall be as required by Caitrans for State <br /> Highway 88. <br /> S. A traffic study to address the intersections of Piccoli Road and Wilcox Road with Stale <br /> Highway 88 shall be required. The subdivider shall enter into an agreement to participate <br /> financially for his fair share of the cost for traffic signal installation at these intersections, <br /> when warranted. The subdivider shall deposit funds with the County for all costs, as <br /> estimated by the Public Facilities Division of the Department of Public Works, prior to <br /> Public Works preparing or contracting for the required study.
