Item No. 5 <br /> PC : 6-15-89 <br /> UP-89-23 <br /> `r Page 5 <br /> CONDITIONS OF APPROVAL <br /> All of the following Conditions of Approval shall be met prior to <br /> the issuance of any building permits or initiation of the use. <br /> 1 . Planning Division: <br /> a. The stable shall be for a maximum of 42 horses. <br /> b. All maneuvering, parking, and driving areas shall be chip <br /> sealed over four inches of rock base, or an amount as spe- <br /> cified by the Department of Public Works . Parking and <br /> maneuvering areas shall be properly striped to affect <br /> orderly use and circulation and shall be shown on the <br /> Improvement Plan. <br /> c. The Improvement Plan shall include details showing drive- <br /> way access to the covered arena and a parking area for a <br /> minimum of seven horse trailers. The trailer parking spa- <br /> ces shall be designed to accommodate both the trailer and <br /> the vehicle pulling it . The Improvement Plan shall <br /> �r include "no back-up" circulation and parking for the <br /> trailers and towing vehicles. <br /> d. All parking and security lighting shall be hooded and <br /> directed to prevent glare onto State Route 88 and adjacent <br /> properties, and any light standards shall be no higher <br /> than 20 feet . <br /> e. One sign shall be permitted as a part of this approval . <br /> The sign shall be a minimum of six feet above the natural <br /> grade and be no larger than ten square feet . The sign <br /> shall be located a minimum of five feet from the planned <br /> right-c.f-way and at least fifteen feet from the edge of <br /> the driveway. The sign shall not be illuminated. <br /> f . All construction and improvements shall conform to the <br /> approved Site Plan and and Improvement Plan. <br /> NOTES: <br /> A. Payment of school fees may be required prior to issuance <br /> of building permits. Contact the Linden School District <br /> for specific fee requirements. <br /> B. This permit shall become void should the use of the <br /> property become a nuisance as defined by Section 9-3113 of <br /> 1140, the Planning Title. <br />
