(3) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development Title <br /> Section 9-1020.7[a]) <br /> (4) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> (5) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five percent <br /> (5%)of landscaping within the perimeter of the parking area,not including landscaping <br /> along the street frontage. Eight (8) trees shall be planted, evenly spaced throughout the <br /> parking lot. <br /> (6) A five foot planting strip is required in the parking lot along the western property line for <br /> approximately 165 feet along the project site. (Development Title Section 9-1020.5[e]) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall seven (7) feet in height shall be erected along the western <br /> property line of APN: 080-290-39 for approximately 165 feet along the project site <br /> adjacent to parking areas. (Development Title Section 1022.4[d][1]) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6)to seven(7) feet in height. Outside storage is not permitted in <br /> front yards, street side yards, or in front of main buildings. (Development Title Section <br /> 9-1022.4[d][2]) <br /> j. SIGNS: Signs shall comply with the following: <br /> (1) All portions of any sign shall be set back a minimum of five (5) feet from any future <br /> right-of-way line, including any comer cut-off(snipe). (Development Title Section 9- <br /> 1710.2[gD <br /> k. BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) <br /> and San Joaquin County Ordinance requirements will be applicable to the proposed project. <br /> The following conditions shall be addressed prior to submittal of a building permit <br /> application to the Building Inspection Division: <br /> (1) A building permit for each separate structure or building is required. Submit plans, <br /> specifications and supporting calculations,prepared by a Registered Design Professional <br /> (architect or engineer) for each structure or building, showing compliance with the 2013 <br /> California Building, Mechanical, Plumbing, Electrical, Energy and Fire Codes as may <br /> be applicable. Plans for the different buildings or structures may be combined into a <br /> single set of construction documents. <br />
