Street Trees <br /> Development Title Section 9-1020.4 states that the planting of trees along streets is required for <br /> all new residential developments as follows: <br /> • Trees shall be spaced at a maximum of sixty (60) foot intervals or a minimum of three (3) <br /> trees for each lot frontage. <br /> • For corner lots, street trees shall be required on both street frontages. The trees cannot <br /> interfere with sight distances and setbacks. <br /> • Trees shall be five (5) gallons in size. <br /> • Trees shall be located such that at fifteen (15) years of age, the crown will not encroach <br /> across side property lines. <br /> • Trees shall be located a minimum of ten (10) feet from driveways, between four (4) and <br /> ten (10) feet outside the road right-of-way. <br /> • Street trees shall be required along street frontages where noise attenuation walls are <br /> required. <br /> • Trees shall be chosen from the County Tree List. <br /> Archeolo ical/Cultural Resources <br /> The Caltrans Environmental Branch identified a significant historical or cultural resource upon <br /> the site in a previous application. Upon a visit to the site a concrete wall was left standing with <br /> rubble and debris scattered within a 20' foot radius of the wall. A World War II POW Camp may <br /> have existed at one time on this parcel. This issue may require additional review if a full <br /> application is submitted. <br /> Air Qualitv and Hazards <br /> Continued use of the Western Farm Facility and the adjacent proposed project could expose <br /> residents to possible injury and nuisances from an incident involving chemical spillage, leakage, <br /> fire or explosion. Environmental review of a previous application concluded that the Western <br /> Farm Facility would have a significant impact on the previous proposed development if the two <br /> were located next to each other. Because of the continued use of the Western Farm Services <br /> site the proposed residential development will require additional environmental review of this <br /> issue and a study will need to be provided indicating the significant impact has been mitigated, if <br /> a full application is filed. The applicant has submitted a letter from Western Farm Services dated <br /> May 9, 2000 indicating that storage of Anhydrous Ammonia will no longer continue if it hinders <br /> the subdivision from being approved. An updated letter will need to be provided should the <br /> applicant file a full application. At the time of the Initial Study, impacts of the facility will be <br /> reviewed more in-depth. <br /> Access <br /> The proposed private easement serves fourteen (14) lots on the Tentative Map. Development <br /> Title Section 9-1150.15(e) states that a maximum of six (6) lots may be served by a private <br /> right-of-way or the private right-of-way shall be improved to San Joaquin County Improvement <br /> Standards for public roads. <br /> 3 <br />
