A hydraulic study shall be submitted showing whether the proposed wastewater disposal site is within the limits of the 100-year flood plain. Upon approval of the requirement above,the following Conditions of Approval shall apply: RECOMMENDATIONS: 1. An encroachment permit shall be required for work within road right-of-way. Dedication to result in a thirty(30)foot wide right-of-way from the centerline of Woodbridge Road to the property line shall be required across the frontage of APN 017-090-02 . Dedication to result in a twenty-seven and a half(27-1/2)foot wide right-of-way from the centerline of State Highway Route 99 East Frontage Road to the property line shall be required across the frontage of APN 017-090-02 . (Development Title Section 9-1150.5) 5. The frontage improvements for Woodbridge Road shall be constructed in conformance with the standards for one-half of a sixty(60) foot right-of-way collector street. (Development Title Section 9-1150.2) 6. The frontage improvements for State Highway Route 99 East Frontage Road shall be constructed in conformance with the standards for one-half of a sixty(60)foot right-of-way collector street. (Development Title Section 9-1150.2) 7. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time of building permit application. (The fee currently is $1,346.00 per 1000 gross square foot of building designated as Service Commercial in the Lodi area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolutions R-00-433) 8. A copy of the Final Site Plan shall be submitted prior to release of building permit. 9. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon submittal of verification.
