2. A minimum of forty-four (44) parking spaces shall be provided. (Development Title Section 9- <br /> 1015.9) <br /> 3. Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (Development Title Section 9-1015.5[b]) <br /> 4. All parking stalls and directional arrows must be delineated with paint. (Development Title Section <br /> 9-1015.5[d]) <br /> g. LOADING: One(1) loading space shall be provided. The loading space shall be a minimum of 25 feet <br /> in length and 15 feet in width, and shall have a minimum height clearance of 14 feet.On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> 1. Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide. (Development Title Section 9-1015.5[h][1]) <br /> i. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1. Parking lot lighting shall be installed. (Development Title Section 9-1015.5[g]) <br /> 2. Outdoor lighting shall be designed to confine direct rays to the premises. No spillover beyond <br /> the property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1. This project will be required to comply with the Model Water Efficient Landscape Ordinance <br /> Requirement per California Code of Regulations, Title 23, Division 2, Chapter 2.7. <br /> 2. A minimum ten(10)foot wide planting strip shall be installed along East Harding Way, North Shasta <br /> Avenue, and North Viola Avenue, respecting the ultimate right-of-way width of those streets. The <br /> strip shall be continuous except where crossed by driveways and walkways. (Development Title <br /> Section 9-1020.7(a)). <br /> 3. The parking area shall be provided with a minimum of five percent(5%) of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontages. Eight(8)trees <br /> shall be planted, evenly spaced, throughout the parking lot. (Development Title Section 9-1020.5) <br /> k. SCREENING: Screening shall be provided and comply with the following: <br /> 1. A solid masonry wall six (6)to seven (7)feet in height shall be installed along property lines that <br /> are adjacent to residentially zoned properties. (Development Title Section 9-1022.4(d)(1)). A five <br /> (5) foot planting strip shall be installed adjacent to the wall and the parking area. (Development <br /> Title Section 9-1020.5(e)). <br /> 2. All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, <br /> or in front of main buildings. (Development Title Section 9-1022.4(d)(2)). <br /> I. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included <br /> PA-1800253 & PA-1800254—Conditions of Approval 2 <br />
