d. Applicants desiring to build a house on the new parcels shall be required to implement <br /> measures necessary to insure the homesite area will not be subject to flooding by adjacent <br /> irrigated land. <br /> 3. The owner shall grant easements of sufficient width for all District facilities which may exist <br /> on subject property to serve as a replacement for any prescriptive and/or unrecorded <br /> easements that are present. All existing recorded or newly dedicated District easements shall <br /> be shown and identified on the survey map prior to its recording. <br /> 4. Owner shall enter into an Encroachment Agreement with the District for fencing or any <br /> other proposed encroachments of District easements resulting from the proposed parcel split. <br /> 5. Owner shall replace and upgrade District pipeline to District specifications to accommodate <br /> vehicular crossings, road easement dedications, or any proposed encroachments involving <br /> the Districespipeline.or,easement and enter into-an encroachment agreement-with District <br /> for same. Further, Owner shall provide District with unrestricted access to its pipeline and <br /> control structures. <br /> 6. There is a portion of a 60 foot wide strip of land and 40 foot strip of land affecting the <br /> northerly most edge of the parcel which the District may have a fee interest in. A title <br /> search will need to be performed and a report provided for review, by the District, to <br /> specifically determine legal ownership of said strips of land. <br /> 7. Owner shall provide District with a set of improvement plans,to review and approve which <br /> show any proposed on-site or off-site improvements that may occur as a result of this parcel <br /> map. <br /> 8.
