k" KL EINEELDER
7 FINDINGS AND CONCLUSIONS
Kleinfelder performed this Phase I ESA in accordance with the scope and limitations of ASTM
Practice E1527-97. The purpose of this assessment was to evaluate recognizable environmental
conditions associated with the present or past usage, storage, or disposal of hazardous substances
or petroleum hydrocarbons at the subject site. The findings of this environmental assessment
area presented below, and are based on Kleinfelder's knowledge of the subject site from our site
observations and information gathered during our review. These findings are subject to the
limitations presented at the end of this report, and may change if additional information becomes
available.
7.1 BACKGROUND
Based upon our review of aerial photographs and topographic maps, the site has historically been
used for cattle grazing. There are large amounts of vegetation throughout the area. Located west
of Tracy Boulevard along the souther border is an area used as a storage yard. There is a catch
pond noted on the site for water drainage from the southern portion of the subject site. The pond
receives surface water drainage and animal waste from the corral area. An oil pipeline is present
along the northwest border of the subject site. The surface flow direction of the subject site is in
a northeast direction.
7.2 FINDINGS AND CONCLUSIONS
Based upon the results of our research, Kleinfelder makes the following observations regarding
the site.
1) Agricultural chemicals generally are not applied to range/grazing land. Possible agricultural
chemical use near the corrals as an animal spray or dip may have been used in the past.
However, Mr. Pombo stated that no mixing or storage of agricultural chemicals has been
conducted on site. Based on continued agricultural use, g does not appear warranted. If
the proposed land use changes in the area of th orals . residential development) .
Kleinfelder recommends testing for pesticides in the vicin of the corrals.
20-4014-05.P01/2019R414r Page 18 of 23
Copyright 1999,Kleinfelder,Inc.
