k'q KLEINFELDER
2) In general, on properties with a history of agricultural use, many underground pipelines may
exist. It was common for some of the pipelines to contain asbestos (e.g. Transite pipe).
Subsurface exploration is not a part of a typical Phase I Environmental Site Assessment
scope of work. No known irrigated crops or underground pipes are present according to Mr.
Pombo. Also, according to Mr. Pombo, the site has never been irrigated. However, in the
event that any subsurface structures are encountered during site development or excavation
on site, care should be exercised in determining whether or not the subsurface structures
contain asbestos. If they contain asbestos, they should be removed, handled, transported, and
disposed of in accordance with local, state, and federal laws and regulations. Additionally, if
suspect materials are encountered, the signatories of this report should be notified
immediately. * 6-v'
3) There are two wells located on site, one semi-abandoned and one active. The on-site active
well is reportedly used to supply water or Ives oc c. ccording to Mr. Ralph Pombo, the
active well was a replacement for the semi-abandoned well. The semi abandoned well had
performance problems. The active well was installed to approximately 500 feet below
ground surface. Furthermore, according to Mr. Pombo, the well has been successfully tested
for certain water quality parameters. Copies of the tests were not available for Kleinfelder's
review. Kleinfelder recommends that the water within the well be sampled and analyzed in
accordance with the intended use, periodically (or as required). If the semi-abandoned well
on site is to remain out of use, Kleinfelder recommends prop.er abandonment in accordance
with local, state and federal regu atlons.
Y
4) Wood debris, tires, empty containers of gas and oil, metal piping, 55-gallon drums, wire and
other fence/corral supplies are located throughout the subject site and should be properly
disposed. No soil stains, stressed vegetation or other signs of obvious contamination was
noted. If evidence of contamination is discovered, the signatories of this report should be
contacted immediately.
5) Surface stains were noted throughout the area underneath the machinery and in equipment
storage areas. The soil staining appears to meet the definition of a "de minimus" condition
under ASTM. Therefore, no sampling or cleanup is recommended. However, it is suggested
that efforts be made to reduce future leaks.
Drums were present on the subject site. Soil staining in these areas was not noted. If
continued use of the drum contents is necessary, the drums should be relocated to an
— appropriate storage area (i.e. paved area with containment to catch spills). According to Mr.
Ralph Pombo, a drum storage area is being designed for construction on site. If the contents
of the drums is not needed on site, then the drums and contents should be disposed of
properly.
20-4014-05.P01/2019R414r Page 19 of 23
Copyright 1999,Kleinfelder,Inc.
