Surface And Subsurface Contamination Report APN : 171-180-31 10
Lots
on the lots .
There are only two clumps of trees on the project site . The
first clump consists of two trees next to each other located on the
south side of East Thirteenth Street at the end of the East
Thirteenth Street paving. The other clump of two or more trees next
to each other is also located on the south side of East Thirteenth
Street about 230 feet west of the first clump.
Property Past And Current Uses : The project site is presently
undeveloped and owned by George and Gale S . Hamatini . Since 1995 up
to the present , Martin Dominguez and Damaiana Ruano , Teresa
Dominguez , and Help-L-Build Construction Inc. have had varying
interests in this subject property and Mr . Amando Munez , who is
intimately acquainted with the history of this property, affirmed
in a telephone conversation that none of the above parties ever
developed the property and only devoted the land to agricultural
pursuits .
Currently the project site is undeveloped and from the end of
the paved East Thirteenth Street to the west the land contains a
crop of unharvested oats which has wilted and is laying flat on the
ground and brown in color due to lack of watering . From the end of
the paved East Thirteenth Street east to the easterly boundary the
oats have been harvested and some new growth has started.
The planned use is to create a ten ( 10) lot , 2 . 4 acres ,
residential subdivision with the County of San Juaquin following
requirements :
Zoning R-L (Residential )
Avg. Lot Size 10 , 400 s . f .
Area 2 . 4 Acres
Storm Drainage County Of San Joaquin
Sewage Disposal County Of San Joaquin
Water Supply California Water Service
Gas Pacific Gas and Electric
Electric Pacific Gas and Electric
Telephone Pacific Bell
Cable Television Continental Cablevision
Street Lighting As Required
Public Areas None Proposed
Flooding Not Subject To Inundation
Potential Contamination Sources : At the east end of the planned
subdivision there are some empty paint cans where apparently some
paint mixing was done and the paint containers left . There was some
minor paint spillage on to a material covering the ground to
protect it from contamination.
There is also an abandoned refrigerator situate near the east
boundary of the planned subdivision.
There is an abandoned storage bin near the southeast corner of
the planned subdivision containing some empty capped motor oil
George & Gale S .
