� <br /> Thomas M. Gau -2- <br /> COMMENTS ON DEVELOPMENTS <br /> MS-98-39 <br /> RECOMMENDATIONS: <br /> 1 . A Parcel Map is required. (Development Title Section 9-915 .2) <br /> 2 . Remainder shall be designated as "Designated Remainder" on <br /> Parcel Map. Change "LOT" to "PARCEL" and delete tract number and <br /> subdivision name on Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3 . For future development of "Designated Remainder" services shall be <br /> provided in accordance with the adopted County Development policies <br /> for "Division 11: Infrastructure Standards and Requirements" of the <br /> San Joaquin County Development Title, and shall be noticed by a <br /> statement on the Parcel Map. <br /> (Development Title Section 9-1135.11 (b) ) <br /> 4 . Dedication to result in a 30-foot wide right-of-way form the <br /> centerline of Thirteenth Street to the property line shall be <br /> required across the frontage of APN 171-180-31. <br /> 5 . The frontage improvements for Thirteenth Street across Parcels 1, 2, <br /> 3 and 4 shall be constructed in conformance with the standards for <br /> one-half of a 60-foot right-of-way collector residential street. The <br /> construction of the frontage improvements will be deferred, upon <br /> execution by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $260 . 00 fee currently <br /> is required for processing per Development Title Table 9-240 .2 <br /> in addition to a copy of the Grant Deed, legal descriptions of <br /> Parcels 1, 2 , 3 and 4 and an estimate. The estimate and legal <br /> descriptions shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to the Department of Public Works for <br /> approval . As an option, the Department of Public Works will prepare <br /> the drawing with estimate for an additional fee of $115 . 00 . ) <br /> (Development Title Section 9-1150 .2 (d) (3) ) <br /> 6 . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910 .20) <br /> 7 . Requirements for construction of improvements shall be noticed by a <br /> statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br />
