Soil Suitability/Nitrate Loading Study Irerracon <br /> Vacant Commercial Property■ Stockton, California <br /> December 7, 2018 ■ Terracon Project No. NA187056 <br /> The formatting of this report has been designed to follow, to the greatest degree possible, EHD <br /> Soil Suitability Study Requirements Checklist, dated September 25, 2007, and Nitrate Loading <br /> Study Requirements Checklist, dated July 14, 2003. <br /> Per conversations with Mr. Kevin Dougherty of First Commercial Real Estate and Advisory <br /> Services, client representative, we understand San Joaquin County is requiring an SSNLS due to <br /> the proposed parcel rezoning from commercial to residential. We understand the site and <br /> adjoining eastern parcel (APN 085-310-11)are proposed to be developed with St. Luke's Church. <br /> We further understand the adjoining eastern parcel is currently zoned residential and is not <br /> included in this study. <br /> 1.0 SOIL SUITABILITY STUDY <br /> 1.1 Introduction and Development <br /> The Soil Suitability Study (SSS) was conducted to determine whether site soils are suitable for <br /> septic system usage. The study was performed according to the requirements of Section 9- <br /> 1105.2(d) of the San Joaquin County Development code. A major element of the field work <br /> included conducting percolation tests that meet absorption rates as specified by San Joaquin <br /> County, Public Health Services, Environmental Health Department (EHD). A review of published <br /> soil information, geologic maps, and groundwater information was also performed. <br /> 1.1.1 Site Description <br /> The site is located on an approximately 2.18-acre tract of land (APN 085-310-10) located at 8200 <br /> Highway 99 E. Frontage Road, Stockton, San Joaquin County, California. The site primarily <br /> consists of vacant land covered with seasonal vegetation, an asphalt paved parking lot at the <br /> southwestern corner, and a groundwater well located near the southeastern corner. Evidence of <br /> a former building was observed near the southwestern corner of the site. <br /> According to the San Joaquin County District Viewer the site parcel APN 085-310-10 is currently <br /> zoned limited commercial (C-L). <br /> According to the United States Geological Survey (USGS) Lodi South California Quadrangle <br /> dated 1976 and Waterloo California Quadrangle dated 1978 the elevation of the site is between <br /> approximately 30 and 35 feet above mean sea level with a topographic gradient generally sloping <br /> towards the west. The adjoining land is relatively flat. <br /> 1.1.2 Proposed Development <br /> Based on a review of a site plan and interviews with Mr. Ngoc Le, representative for St. Luke's <br /> Church, we understand the site and adjoining eastern parcel (APN 085-310-11) are proposed to <br /> be developed with three buildings including a 7,000 square foot (SF) sanctuary, 6,000 SF social <br /> Responsive ■ Resourceful ■ Reliable 4 <br />
