FINDINGS AND CONCLUSIONS <br /> We have performed an investigation into the current and historical uses of the subject property in <br /> order to complete a Surface/Subsurface Contamination Report. This assessment has revealed no <br /> evidence of recognized environmental conditions in connection with the subject property,except for <br /> the following: <br /> Agricultural chemicals have been applied in the past and are currently being used on the vineyards <br /> located on the subject property. The agricultural chemical residues in the soils at the subject property <br /> could be considered toxic or hazardous if the subject property were to be converted to permanent <br /> residential development and the residue concentrations were greater than those allowed by law. It <br /> is the propeM owner's intent to not convert the subject property from its current uses to other <br /> uses. Furthermore, there is no evidence to suggest that the agricultural chemicals that are being <br /> applied to the subject property have been handled or applied in contravention of local, state or federal <br /> laws. It is also reasonable to presuppose that since a portion of the subject property is to remain in <br /> vineyards that chemicals will continue to be applied for the foreseeable future. <br /> Two plugged and abandoned gas wells are located on the subject property. Information relative to <br /> the location of those abandoned gas wells is attached to this report as Appendix C. If any enclosed <br /> structures are built over the abandoned gas wells in the future then gas leaking through the cap and <br /> well casing could accumulate inside the structure. This entrapped gas would pose a health risk <br /> (possible asphyxiation) to any persons exposed to concentrated levels, and would also pose an <br /> explosive risk. <br /> VIII. RECOMMENDATIONS <br /> In that the subject property will not be converted from its present use it is our opinion that no <br /> further investigation is warranted at this time. <br /> The following investigation and recommendations are warranted only if the use of the subject <br /> property is converted from agricultural to permanent residential: <br /> If permanent residential development of the subject property occurs in the future it <br /> is recommended that discrete soil samples be acquired and analyzed for residues of <br /> agricultural chemicals that have been applied to the subject property, or are likely to <br /> have been applied in the past on the subject property. <br /> 11 <br /> 12 <br />
