Soil Suitability Study
• Parcel Nos. 1 &3 of Brovelli WoodsVineyards Tracy Lake Subdivision
Walter E. Curtis
Civil Engineer
C.E. # 11584
418 Matthew Plaza
Lodi, California 95240
Phone: (209)368-4159
May 8, 2000
San Joaquin County Public Health Service
Environmental Health Division
Subject: Soil Suitability Study for developing Parcel Nos. 1 and 3, 45.7 and 40.2 acres,
respectively of the four(4)parcel Brovelli Woods Vineyards Tracy Lake Subdivision off
of West Forest Lake Road at 2251 West Forest Lake Road near Lodi in San Joaquin
County, California.
Submitted for your review and consideration are the results of shallow and deep
percolation tests and a soil profile tests conducted on the above referenced subdivision
property owned by Mr. Thomas Zuckerman, 6282 Chesapeake Circle, Stockton
California 95219, (209)478-5938.
EXISTING LAND USE: The subdivision property is pretty much in its natural state.
There is a lake within the subdivision boundary referred to as Tracy Lake. The source of
water for this lake is winter storm watershed run-off into Jahant Slough, which eventually
becomes Tracy Lake. The ground surface is rolling in character with small undulations in
the terrain profile. The ground cover is composed of grasses growing to a uniform height
of about two(2)feet above the ground surface. The grasses consist of an oat looking
grass, a natural grass generally referred to as Fescue, Fox Tails and some thorns and
thistles. Much of the vegetation on the subdivision property consists of large Valley
Oaks, Live Oaks and various softwood trees such as Cottonwoods and scattered Digger
Pines. The grasses provide excellent forage for cattle and some cattle were noted grazing
within the subdivision boundary. At least two fenced, cultivated areas were noted. These
cultivated areas are devoted to the growing of Sorghum to apparently attract doves into
the area. The subdivision parcel lot lines have not been established in the field yet, so the
test hole locations shown on the attached map and exhibit are approximate only and were
established by field observations and scaling between common reference points on the
two test hole location maps.
The subdivision is bounded on the south by the Mokelumne River. Properties to
the east, north and west are predominately under agricultural use and mainly devoted to
the growing of vineyards.
PLANNED PROPERTY DEVELOPMENT: Parcel Nos. 1 and 3,45.7 and 40.2 acres,
respectively,of the four(4)parcel Brovelli Woods Vineyards Tracy Lake Subdivision are
proposed for development as homesites. The subdivision is located near Lodi, California,
2251 West Forest Lake Road, Lodi California 95242
2
