Soil Suitability Study
Parcel Nos. 1 & 3 of Brovelli WoodsVineyards Tracy Lake Subdivision
and is situate west of the Southern Pacific railroad tracks crossing of West Forest Lake
Road at 2251 West Forest Lake Road in San Joaquin County. The subdivision lies on the
south side of West Forest Lake Road.
EXISTING SEPTIC SYSTEMS:
Existing San Joaquin County records of septic system permits along West Forest
Lake Road were reviewed for the subject property as well as the area in the immediate
vicinity of the subject property. A total of eleven(11)permits were reviewed and none of
them were for the subject property. Five(5)permits involved the installation of new
septic systems and six(6)permits were for additions to the existing systems. No permits
were noted for repairing any of the facilities subsequent to their installation. The permits
for both new and additional septic systems were pits, 33"to 48" in diameter and 25' to
30' deep, with leach lines leading to the pits. There was one exception to the pit
installations and it was a sump facility.
Four(4)of the eleven(11) permits reviewed listed the soil type as clay. Three(3)of the
permits listed the soil as hardpan. Two(2)permits listed the soil as clay-loam. One(1)
permit listed the soil as adobe and one(1) other contained no reference as to soil type.
SOIL PROFILE TEST:
On Thursday, April 27,2000 soil profile test holes were drilled by Taber
Engineers and Geologists on Parcel Nos. 1 and 3 and are identified as SP1 and SP3,
respectively, and are shown on the attached`Brovelli Woods Vineyards Tracy Lake
Overall Site Exhibit". The soil profile test hole on Parcel No. I was drilled to a total
depth of 18.4 feet below the ground surface at which depth water was encountered. The
soil profile test hole on Parcel No. 3 was drilled to a total depth of 19.6 feet below the
ground surface at which depth water was encountered. The San Joaquin County Flood
Control and Water Conservation Map entitled"Lines Of Equal Depth To Water Wells",
dated Spring 1998, shows the water table to be in excess of thirty(30) feet below the
ground surface.
The Brovelli Woods Vineyards Tracy Lake Subdivision is situate in a 100-Year
Flood Plain Area.
On the "Field Percolation Data Sheet"included in this report, I have noted the soil
to be San Joaquin Loam, reddish-brown in color. For specific information as to the soil
character and type at various levels below the ground surface, refer to the soil profiles
shown on the attached"Field Percolation Data Sheet"for Parcel Nos. 1 and 3.
The University of California publication entitled"Soils of San Joaquin County,
California by Walter W. Weir, dated June 1952, refers to the soil in this general area as
being either San Joaquin Loam or Ramona Sandy Loam, both of which are reddish-
brown in color. Both of these soil types are listed as having good surface permeability
and either poor or imperfect subsurface permeability.
2251 West Forest Lake Road, Lodi California 95242
3
