This scope and budget also <br /> include providing responses to comments received from San Joaquin County and providing appropriate <br /> revisions to the WSA based on County comments. <br /> Task 2J: Urban Decay Study <br /> The Natelson Dale Group, Inc. (NDG) will prepare an Urban Decay Study including the following tasks: <br /> 1. Profile the proposed project to identify project parameters relevant to the economic impact/ <br /> urban decay analysis, including: <br /> a. Facility size and components <br /> b. Traditional and "alternative" services proposed <br /> c. Anticipated demographic profile of patients <br /> d. Anticipated phasing of development <br /> e. Anticipated employment profile (number of medical professionals by area of <br /> specialization) <br /> 2. Define geographic market or impact area(s) for the major components of the proposed project <br /> (i.e., the regions from which each component would draw patients/clients). The impact area(s) <br /> would reflect the types of facilities/services proposed and the typical driving distances for <br /> patients/clients for these services. <br /> 3. Assess existing/competitive facilities in relevant impact area(s). This inventory would include <br /> the following information (if applicable) for each facility: <br /> a. Size (square feet or bed count) <br /> b. Occupancy/utilization levels <br /> c. Year established <br /> d. Date of any major renovations/expansions <br /> e. Description of relevant facilities/services offered <br /> f. Number of medical professionals in relevant areas of specialization <br /> 4. Conduct literature review regarding global changes affecting demand for the types of facilities <br /> envisioned for the proposed project.This research would cover the following topics: <br /> a. Birth rates <br /> b. Broader trends in women's health issues <br /> c. Growth in market for "alternative birthing" options <br /> d. Potential effects of national policy decisions affecting health care and insurance coverage <br /> 5. Compile demographic data (historic and projected) for the relevant impact areas, including the <br /> following variables: <br /> a. Population <br /> b. Income levels <br /> c.
