t r <br /> 2.0 INTRODUCTION <br /> 2.1 Py=se <br /> The purpose of this site assessment is to evaluate and classify the environmental concerns <br /> associated with the split of the site into two parcels. One is a 20 acre parcel and the other is <br /> a 90 acre parcel. The San Joaquin County Assessors current use code (007) indicates a <br /> vacant residential subdivision site. This report ("Phase I Environmental Assessment") is <br /> limited to providing R. Weldum and Arnaiz Development Co., Inc.and/or their assigns, an <br /> assessment concerning environmental conditions (limited to those issues identified in the <br /> report), as they currently exist at the site. <br /> The assessment was conducted utilizing generally accepted Phase I ASTM industry <br /> standards. The scope of work included an evaluation of- <br /> Site <br /> fSite background and historical <br /> From reviewing the aerial photographs from 1993 and 2002 the site currently <br /> is in agricultural production. The latest Topographical Map shows open level <br /> land with no trees or vines. The area has been in agricultural production for <br /> over 90 years prior to recent residential development to the south. The <br /> majority of the surrounding land is still agricultural. Residential development <br /> to the south has been happening for the past several years. <br /> • Physical characteristics of the site <br /> The site consists of a proposed split of the 110acre parcel (120-020-07) into <br /> a 20 acre and 90 acre parcel. The land is level and irrigated. <br /> • Current site conditions including compliance with applicable regulations as <br /> they pertain to the presence or absence of- <br /> Asbestos-containing materials(ACM) <br /> Urea formaldehyde foam insulation <br /> Lead paint <br /> Radon gas <br /> Facility storage tanks (above or below ground) <br /> Transformers or other electrical equipment that uses dielectric <br /> fluid <br /> Additionally,the assessment includes: <br /> • A cross check with information contained in database programs such as the <br /> NPL, CERCLIS, and other governmental databases. <br /> 4 <br />
