• r • <br /> i <br /> RV-88-5 page 2 <br /> Levee Banks : <br /> 1 . Modification: Any modification to the levee banks will require <br /> approval by the Bureau of Reclamation. <br /> 2. Vegetation: The reeds and other vegetation growing along <br /> Whiskey Slough provide cover and habitat areas for wildlife. <br /> This vegetation shall be maintained. <br /> 3. Safety: The site drops off quite steeply along the water' s <br /> edge (approximately 8 to 10 feet) . This presents a potential <br /> safety hazard for individuals seeking access to the water. <br /> If a full application is submitted it must include provisions <br /> for safe access to the slough from the RV sites . This could <br /> include several common landings connected by foot paths. <br /> Conclusion: <br /> Afer conducting a field review of the site, it does not appear <br /> that the property is large enough to safely accomodate the proposed <br /> RV park. Additionally, there is the potential for land use conflicts <br /> with adjacent agricultural uses, and the lack of public services. <br /> No formal environmental review has been done at the pre-application <br /> stage, but would be done soon after a full application is submitted. <br /> Based upon the above comments , it is likely that the Initial Study <br /> will identify several potentially significant environmental impacts <br /> that may necessitate the preparation of additional environmental <br /> documentation or possibly a focused Environmental Impact Report. <br /> Project Design: <br /> If the project site was in a different area and more physically <br /> suitable for the proposed use, the following comments would apply <br /> to the RV park. <br /> 1 . Dimension all RV spaces. The minimum size for individual <br /> RV sites is 1500 square feet, and the maximum size is 1900 <br /> square feet (per Section 9-3304b) . Additionally, greater <br /> detail of a "typical" RV space is needed. <br /> 2. Driveways must be a minimum of 24 feet wide to accomodate <br /> two-way traffic, and shall be surfaced with asphaltic concrete. <br /> Individual RV pads may be surfaced with gravel. This shall <br /> be indicated on the Site Plan. <br /> 3 . No recreational vehicle site shall be located within the <br /> following setback area: <br /> Front yard - 30 feet <br /> Side yard - 10 feet <br /> Rear yard - 30 feet <br />
