MEMO <br /> PAGE TWO <br /> This approval will expire 18 months from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, <br /> (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. Other Ordinance Requirements <br /> may also apply. <br /> Development Services <br /> a. An approved Private Right-of-way Application for access to <br /> this lot (APN 229-220-07) is required. (Section 9-3106) <br /> b. A parcel map shall be recorded in conformance with Lot Line <br /> Adjustment No. LA-92-15. <br /> C. All units shall be served by a common access driveway. <br /> (Section 9-2284 [h] ) <br /> d. The driveway serving eight units shall be 20 feet or more . <br /> wide. (Section 9-2284 [g] ) <br /> e. All areas not used for buildings, structures, driveways, <br /> parking, agriculture or recreation purposes, shall be <br /> landscaped. Such landscaping shall be permanently <br /> maintained. (Section 9-2284 [1] ) <br /> f. Minor Subdivision No. MS-91-20 is void as a result of this <br /> permit. (Section 9-2284 [m] ) <br /> g. All parking areas and driveways shall be completely <br /> installed prior to issuance of a Certificate of Occupancy. <br /> (Section 9-2284 [j ] ) <br /> h. An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on-site <br /> parking, existing and proposed utility services, grading, <br /> landscaping, and agricultural areas, shall be submitted for <br /> approval.
