APPLICATION - DWELLING CLUSTER <br /> LESS THAN 10 UNITS <br /> Dwelling Cluster-less than ten units-must meet the following standard requirements: <br /> • Contain less than 10 dwelling units. If 10 or more units are proposed, use a'Dwelling Cluster-10 or More Units.' <br /> • The maximum size parcel, in all but the EA, GA, and RR zones,which may be developed with a Dwelling Cluster <br /> Is 4 acres. <br /> • Dwelling Clusters may not be accepted on parcels containing non-conforming uses, buildings or structures. <br /> • The maximum number of units allowed must be consistent with the zone district for the property. <br /> • The maximum number of units per structure, in all but the R-3, R-4, and C-R zones, shall be 3. There are no unit <br /> per structure requirements in the R-3, R-4, and C-R zones. <br /> • All existing dwelling structures must comply with all building,safety,fire, and health codes. <br /> • Where dwelling structures are not attached,the distance between any 2 structures cannot be less than the height <br /> of the taller of the 2 structures. <br /> • All structures must meet the zone requirements for height, setbacks, and coverage. <br /> • Where dwellings are attached, each unit must be offset a minimum of 3 feet This requirement can be waived by <br /> the Director based on the finding the design will be improved with less or no offset <br /> • Each unit must include an open balcony or a paved patio enclosed by a 6 foot high fence. All required balconies <br /> or patios shall contain at least 100 square feet. This requirement Is only for structures which contain 5 or more <br /> units. <br /> • Driveways must be improved with concrete or an asphaltic surface 1'/a inches deep with a 6 inch rock base from <br /> the public road to their termination. The width of the driveway Is based on the number of units served by the <br /> driveway. <br /> Number of Units Width of Pavement <br /> 1 to 3 10 feet <br /> 4 to 7 15 feet <br /> 8 or 9 20 feet <br /> The surfacing requirement only applies to Dwelling Clusters In Residential zones, but the width requirements apply <br /> to all zones. <br /> • Dwelling Clusters must be served by a common access driveway. This condition applies only to Dwelling Clusters <br /> in Agricultural zones. <br /> • Parking spaces must be provided at a rate of 2 for each unit, half of the total number shall be covered. Parking <br /> must be located outside of required front and side yards and must be within 150 feet of the unit it serves. <br /> • All driveways and parking areas must be constructed and available for use prior to occupancy of any of the units. <br /> • All areas not used for buildings, structures, driveways, parking, agriculture or recreation must be landscaped and <br /> the landscaping must be permanently maintained. <br />
