g. PARKING and SURFACING: Off-street parking shall be provided and comply with the <br /> following: <br /> All parking spaces, driveways, maneuvering areas, and used automobile parking areas <br /> shall be surfaced and permanently maintained with base material of appropriate depth <br /> and asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> (Development Title Section 9-1015.5) The required parking spaces for the approved use <br /> shall not displace any required parking spaces for other uses on the subject parcel. <br /> Bumper guards shall be provided when necessary to protect adjacent structures or <br /> properties. (Development Title Section 9-1015.5) <br /> Parking shall be provided as follows: .33 space for each 1,000-square-feet of building <br /> used as an office, .67 space for each employee on the largest employment shift, and one <br /> space for each of the thirty approved used automobiles. The size and location of the <br /> employee and customer parking spaces shall be consistent with the requirements of <br /> Chapter 9-1015 of the Development Title. Parking calculations and details shall be <br /> included on the Site Plan. The parking spaces shall include one van accessible parking <br /> space. (Development Title Chapter 9-1015) <br /> h. GATES: Any access gates shall either be kept open during business hours or recessed <br /> from the property line an adequate distance from the east property line to prevent <br /> vehicles from blocking the right-of-way of Wilson Way. Gate details shall be included on <br /> the Site Plan. <br /> i. SIGNS: One attached sign shall be permitted for the approved use. In addition, one <br /> sign may be installed one of the site's existing freestanding sign. Sign details shall be <br /> consistent with Section 9-1710.4(b) of the Development Title and be included on the Site <br /> Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future <br /> right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1717.2[g]) <br /> j. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> 1. Exterior walls less than 20' from a property line shall be of one-hour, fire-resistive <br /> construction. <br /> 2. Provide restrooms conforming with all disabled access requirements(C.C.R.,Title <br /> 24) (Two required - five or more employees). <br /> 2.
