The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of the San Joaquin County Public Health services Environmental <br /> Services Division and the Department of Public Works. (Development Title Section 9-1105.2) <br /> 15. The subdivider shall agree to and shall pay user fees for the utility services from the time improvements <br /> are accepted by the County until the lots are placed on the County tax rolls, or up to an eighteen-month <br /> period, as the case may be. (Subdivision Map Act Section 66493) <br /> 16. Offer of Dedication of ground water rights on the Final Map is required. <br /> 17. Annexation of the development into Mokelumne Acres for storm drainage and water and Woodbridge <br /> Lighting District for street lighting shall be required. Annexation fees shall be paid prior to approval <br /> of the Final Map. <br /> 18. The property shall transfer to a zone within Woodbridge Lighting District prior to approval of the Final <br /> Map to provide for the operation, maintenance, and improvement of street lighting facilities. A new <br /> assessment for the zone shall be approved by the property owners prior to approval of the Final Map. <br /> The assessment for the new zone shall be based on the cost for: maintenance, operation, system <br /> improvements, and any replacement program of facilities within Woodbridge Lighting District. The <br /> applicant shall pay for the cost to process the transfer and assessment for the new zone. In addition, the <br /> applicant shall pay for the maintenance and operation of the system from the time the facilities are <br /> accepted by the District until the transferred area is placed on the assessment role of the District. <br /> (Development Title Section 9-1100.5) <br /> 19. Prior to recordation, the final parcel map shall delineate the 100-year floodplain limits and elevations as <br /> shown on the Flood Insurance Rate Map Community Panel Number 0602990140B,dated July 7, 1988. <br /> 20.
