PA-0400667 OF MARY <br /> NORDMAN ETAL. (C/O JEFFREY KIRST, TOKAY DEVELOPMENT) <br /> (APN: 015-020-61) (ADDRESS: 19730 N. WINDWOOD AVENUE). <br /> The applicant has submitted the above referenced Major Subdivision application to <br /> subdivide a proposed 11.26 acre parcel into 29 residential lots and three separate lots. <br /> The three separate lots include Lot 30, a private access road, and Lots A and B which <br /> are to be lot line adjusted with the parcels to the south. The property is zoned R-L (Low <br /> Density Residential) and has a General Plan designation of R/L (Low Density <br /> Residential). <br /> The project site is located 180 feet north of the access point of the northwest corner of <br /> N. Windwood Drive and W. Riverwood Drive, northwest of Lodi in Woodbridge. <br /> The Community Development Department has reviewed the proposed Major Subdivision <br /> application and offers the following comments: <br /> Contingent Proiect Applications <br /> In October of 2005, the Board of Supervisors approved a General Plan Amendment <br /> application (PA-0400666) to amend the General Plan designation of the property from <br /> A/UR (Agriculture Urban Reserve) to R/L (Low-Density Residential) and a Zone <br /> Reclassification application (PA-0500668) to change the zoning from AU-20 (Agriculture <br /> Urban Reserve — 20 acre minimum) to R-L (Low-Density Residential). In addition, the <br /> Community Development Department has a pending minor subdivision application (PA- <br /> 0500764) to subdivide an approximate 19.67 acre parcel into two parcels. Parcel One to <br /> contain 7.86 acres and Parcel 2 to contain 11.26 acres. Parcel 2 is proposed to be <br /> subdivided in this major subdivision application and the project cannot be approved until <br /> the parcel map is recorded for PA-0500764. <br /> 1 <br />
