Density <br /> Residential Development Policy 1(c)(1) and (2) General Plan Volume 1, Page IV-18 <br /> state that for Low Density Residential designation, 2 to 6 primary dwelling units are <br /> allowed per gross acre. The proposed 29-lot major subdivision with detached, single <br /> family homes has a density of approximately 2.6 dwelling units per acre which falls <br /> within the guidelines set forth in the General Plan. <br /> Services <br /> The proposed Major Subdivision is located in the Low Density Residential zone. Will <br /> serve letters for sewer service, water service, and storm drainage are required from non- <br /> county agencies. [Development Title Sections 9-1105.3(b) & 9-1135.3(b)] The <br /> Woodbridge Sanitary District has indicated in an agreement that they can serve thirty <br /> (30) sewer connections. The parcel is outside of the service area for public water and <br /> stormwater drainage systems provided by the Mokelumne Acres Maintenance District <br /> through the County. The Department of Public Works (PA-0500668) stated that the <br /> applicant will be able to obtain water and terminal storm drainage either directly through <br /> Mokelumne Acres Maintenance District or by constructing additional services and <br /> dedicating them to the County. The applicant will have to prepare a feasibility study, <br /> prior to annexation into the Maintenance District, to determine if the Mokelumne Acres <br /> Maintenance District currently has the capacity to provide these services. Mitigation <br /> measures, if any, shall be complied with. <br /> Lot Size <br /> Development Title Section 9-310.3 states that the minimum lot size required for the R-L <br /> zone is 6,000 square feet. The smallest proposed lot size (Lot 1) shown on the vesting <br /> tentative map is 9,600 square feet which meets the minimum required lot size area for <br /> the zone. <br /> Lot Width <br /> Development Title Section 9-310.3 states that the minimum lot width required for the R-L <br /> zone is 60 feet. The smallest proposed lot width (Lot 1) shown on the vesting tentative <br /> map is 80 feet wide which meets the minimum required lot width for the zone. <br /> Road Naming Procedures <br /> The proposed road names will be reviewed to ensure that they are consistent with the <br /> Community Development Department's road name standards. If a road name is not <br /> consistent with the standards, alternative name(s) shall be submitted to the department. <br /> (Development Title Section 9-1150.18[a]) <br /> Endangered Species <br /> The Natural Diversity Database lists records for the Vernal Pool Tadpole Shrimp <br /> (Lepidurus Packardi) as a rare, endangered, or threatened species in the project vicinity. <br /> The Council of Governments has been sent a copy of the referral and has stated the <br /> project may participate in the San Joaquin County Multi-Species Habitat Conservation <br /> and Open Space Plan (SJMSCP). <br /> 2 <br />
