UP-92-22 <br /> h. All parking spaces,driveways, maneuvering areas,and utility access paths shall be paved <br /> and permanently maintained with concrete or asphalt concrete. Bumper guards shall be <br /> provided where necessary to protect adjacent structures or.properties. All parking stails <br /> and driveway directions shall be delineated. All permanent paving shall be shown on the <br /> Imorovement Plan and be installed prior to issuance of the Certificate of Occupancy and <br /> initiation of the approved use. <br /> i. <br /> The access gate on the frontage of the property shall be recessed an appropriate <br /> distance to prevent vehicles from blocking Woodbridge Road while stopped at the gate <br /> when it is closed. <br /> j. <br /> Only one wall-mounted advertising sign shall be permitted as a part of this approval. <br /> k. All outdoor trash receptacles shall be contained within a trash enclosure. The enclosure <br /> shall be located on permanent paving, be designed to accommodate all trash <br /> receptacles,and be constructed on three sides with a solid wall or fence and gated on <br /> the fourth side. The location of the trash enclosure shall be designated on the <br /> improvement Plan. <br /> I. Any proposed lighting for the employee parking area or for security purposes shall be <br /> directed onto the project area and away from neighboring properties, the adjacent <br /> railroad tracks, and Woodbridge Road (Section 9-3704(c) of the Planning Title). Lighting <br /> details shall be included on the Improvement Plan. <br /> M. All construction and improvements shall conform to the approved Site Plan and the <br /> Improvement Plan. <br /> n. One copy of the Improvement Plan shall be submitted to the Development Services <br /> Division for distribution to the invoty—i County departments. A Plan Check fee will be <br /> required. <br /> 2- DEPARTMENT OF PUBLIC WORKS: <br /> a. If constructed, a driveway apprach on Woodbridge Road shall conform to County <br /> Standard R-17. An Encroachment Permit shall be required for work within the road right- <br /> of-way. (Ordinance No. 06662. Streets and Highway de Section 10-31 CS) <br /> b. The Traffic Imoact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit appiicadon. The fee currently is S1,148A0 per <br /> 1,000 gross square feet at building designated as 'Manufacturing' in the Lodi area. If <br /> there is no building permit required. the fee will be exempt.
