Tracy Vepot Trailer Storage Facility <br /> Project Description <br /> Page 2 <br /> 4. Existing septic system will be removed in the area of the proposed project with a new septic <br /> sewer leach field located south and adjacent to the new restroom. <br /> 5. An approximately 9-foot wide x 9-foot long x 9-foot high prefabricated all gender ADA <br /> compliant restroom facility would be located at the southwest portion of the site. <br /> 6. A new water system will serve both domestic and irrigation needs from the existing well <br /> located on-site. <br /> Site Description <br /> 1. The 15.53-acre site is located at 26901 Hansen Road between 1-580 and the California <br /> Aqueduct, but only approximately +/- 7-acres will be used for trailer storage. The remainder <br /> of the site to remain undeveloped. <br /> 2. The County General Plan land use designation for this property is General Industrial (I/G) <br /> and it is zoned General Industrial (I-G). <br /> 3. Based on the County Zoning Ordinance, the proposed use of the property would be <br /> classified as Truck Sales and Services — Parking, which the zoning ordinance states is PI — <br /> permitted use with Improvement Plan. <br /> Parking and Circulation <br /> 1. The property will be accessed from Hansen Road only by authorized personnel through a <br /> secured gate fronting Hansen Road available seven days a week, 24-hours per day. <br /> 2. Traffic in and out of the site is estimated to be 50 in and 50 out trips per day over a 24-hour <br /> period. Traffic will consist of exclusively of WB-67 tractor trailer combinations. <br /> 3. There will be standard 10-foot x 55-foot parking stalls for 200 trailers with 70-foot wide drive <br /> aisles for adequate circulation and would occupy approximately half the 15.53-acre site. <br /> 4. A 15-foot wide asphalt paved drive aisle will be provided to access the remaining parcel <br /> area. <br /> 5. The circulation drive aisles for the trucks and trailer parking stalls will be asphaltic concrete <br /> sloped for appropriate drainage. <br /> 6. Trailer parking island and open areas will be filled with gravel. <br /> 7. The remainder of the site east of the trailer parking would remain undeveloped. <br /> 3581 Mt.
