Mr. Merin said that the alfalfa <br /> and watermelons are indeed growing on the land. He said that Mr. <br /> Jagir obtained about 20 signatures in favor of the project. Mr. Merin <br /> said that Mr. Jagir is doing more farming than many other people in <br /> the area, and that Mr. Jagir wants to move his family onto the pro- <br /> perty. <br /> Senior Planner Dom De La Torre noted that staff received 20 letters in <br /> support of this application. Those letters were submitted to the <br /> Commission. <br /> OPPONENTS: Diane Oren, Mettler Road, said she was speaking also in <br /> behalf of Mr. Brodbeck who was unable to be present. She said that <br /> the proposed house would add to the appearance of the property, but <br /> felt that the proposed land division was not necessary. She referred <br /> to "Micke Grove Rural Study" showing this as prime agricultural land. <br /> The many small parcels in the area are too small to actually farm. <br /> She said that division of this parcel will set a precedent for the <br /> breaking up of other parcels adjoining it. She said that the division <br /> of the property on that side of the street would destroy the rural <br /> atmosphere and the view from her property. She questioned whether Mr. <br /> Jagir qualified under the ordinance as an owner/operator of his pro- <br /> perty. When asked about this, Ms Oren said that Mr. Jagir had a <br /> realtors office at one time. <br /> Tom Herrmann, owner of 20 acres of walnuts and grapes east of the <br /> Jagir property, said he is a mechanical engineer and works in town and <br /> farms the 20 acres with his father. He said that at the Board of <br /> Supervisors ' hearing it had been proven that Mr. Jagir did not qualify <br /> as an owner/operator. Mr. Jagir had said he was a realtor. Mr. <br /> Herrmann was of the view that Mr. Jagir could have sufficient colla- <br /> teral for a loan without subdividing. Mr. Herrmann went on to say <br /> that over the years the development in this area has increased, making <br /> it more difficult to farm. He noted spraying problems. He said the <br /> zoning is GA-40 and the agricultural area should be saved for farming. <br /> Even with 10 acres of watermelons and 18 acres of alfalfa, there is a <br /> considerable amount of unfarmed land on the parcel. Mr. Herrmann said <br /> that based on the general interest of the area and in the best <br /> interest of the property owners in the area, this proposal should be <br /> denied. In answer to a question, Mr. Herrmann said that he had no <br /> objection to a residence on the property but did object to subdividing <br /> the parcel. He noted that the adjoining property owner indicated that <br /> he would also like to subdivide his property. <br /> Vincent Dennisi , Mettler Road, said he is a doctor and gave up a <br /> lucrative practice in San Francisco to move to the Lodi area. He said <br /> he moved here two years ago and now is concerned that the area will be <br /> subdivided.
