Royal Oak Savings&Loan
Knal Remediation PMn
Page. 2
the site. Soils aeration is the proposed method of remediating the soils, and
aeration will take place on-site. The original estimate was to remove 2,000
yards of soil with approximately 1,000 yards estimated to be contaminated.
2.3 Actual Site Gondltloirs
Site conditions have changed since the Canonie and Harding Lawson reports
were made. Groundwater has 1ropped approximately 9 feet since the 4 wells
were installed.
1n addition, we found the soil conditions to be sandy with a clay Jater
" Chroughout the excavat on. Soil contamination was encountered Lt a depth of 14
Let in the clay lay:.r and hydrocarbon odors were present to a depth of
approximately 20 fret. San Joaquin County requires that soils be removed to a
ND or non-detectable level and the excavation was extended to a depth'of 24
feet. i,iroundwate r-was eneountered at.aAepth-of Z5:feet. Because of the
additional depth required tommove the soils with odors, and for safety n2sons,
the side walls had to be sloped to a final dimension of approximately 81 by 78
feet at the top and 39 by 37 feet at the bottom. The actual quantity of soil
. excavated was 4,394 yards plus approximately 350 yards in the access ramp
area. Contaminated soil to be aerated is 903 yards.
2.4 Undergraw d Wank
-, In the process of excavation an underground fuel tank was discovered in the
northwest comer of the proposed excavation. The tank was not previously
known to have existed, and from outward appearances the tank had been
" emptied, partially crushed, and reburried where we found it. No odors from
within the tank, nor from the soil beneath the tank were noted.
:
t
**San Joaquin County has their Environmental Health Division divided into
`~ "underground tanks" and "site remediation". Because of this division, it was
required that we obtain separate permits and separate samples in association
- -- with the tank removal.-A separate report must also be submitted to-the County--:----
for
ounty-.for review and closure of the tank.
t
W1 F Environmental has included in this report, all otiue analytical data
associated with this tank; as well as a diagram showing its location.
I
