Phase 1 Envy <br /> � renmental Site Assessment <br /> j 1.1 Purpose The purpose of the Phase I Environmental Site Assessment is to determine <br /> environmental concerns or issues that may be associated with the property. <br /> Environmental concerns include conditions that would lead to liability in the <br /> event of ownership transfer that have a potential for significantly impacting the <br /> property value,and that would impact the present or potential future use of the <br /> property. <br /> 1.2 Special p al Terms and The Tiki Lagun Resort&Marina retained BBL on June 20, 1995 to perform a <br /> Conditions Phase I Environmental Assessment of the property known as Tiki Lagun Resort <br /> & Marina at I2988 W. McDonald Road in Stockton, California. Appendix A <br /> contains a summary of qualifications of environmental professionals <br /> participating in the Phase I Environmental Site Assessment. <br /> 1.3 MethodologyUse This Phase I Environmental yronmental Site Assessment was performed in conformance <br /> l with the scope and limitations of ASTM Practice E 1527-93. The following <br /> ti <br /> tasks were included within the scope of work: <br /> A review of a regulatory agency file search report in order to identify past or <br /> present underground storage tank leaks,non-tank spills of hazardous materials, <br /> active and inactive landfills, solid waste transfer stations, and state and federal <br /> hazardous waste sites within 1 mile of the property. <br /> A review of local regulatory agency documents and information to obtainP ast <br />� use data, and to ascertain whether violations or environmental problems exist, <br />!, have existed,.or are suspected to exist on or near the property. <br /> r <br /> A review of historical aerial photographs of the property, and the surrounding <br /> area,to identify past land uses that could pose an environmental concern.
