D. C. Memo <br /> IIP-92-12 <br /> Page 2 <br /> d. All parking stalls and driveway directions shall be <br /> delineated. <br /> e. All areas not used for buildings, parking, driveways, <br /> walkways, or other permanent facilities shall be landscaped. <br /> The following specific standards must be met: <br /> a. A minimum of 15 percent of the net site area shall <br /> be landscaped. <br /> b. A minimum five-foot-wide planting strip is required <br /> along adjacent streets. The strip shall be <br /> continuous except where crossed by driveways. <br /> f. All parking areas, driveways and landscaping shall be <br /> completely installed prior to issuance of a Certificate of <br /> Occupancy. <br /> g. A trash enclosure shall be provided and designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on three <br /> sides with a solid wall and with a gate on the fourth side. <br /> .,4 <br /> h. The only sign allowed shall be a monument sign. <br /> i. An Improvement Plan, prepared by a registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading, shall be <br /> submitted for approval. Storm drainage/additional run-off <br /> shall be retained in an on-site pond, provisions shall be <br /> shown on the Improvement Plan. Pond capacity calculations <br /> shall be submitted for approval. (Planning Title Section 9- <br /> 10002) <br /> j . One (1) copy of the Improvement Plan must be submitted to the <br /> Planning Division for distribution to the involved County <br /> departments.
