(1) The equivalent of one foot candle of illumination <br /> shall be provided throughout the parking area. <br /> (2) All lighting shall be on a time clock or photo- <br /> sensor system. <br /> (3) Any outdoor lighting shall be designed to confine <br /> direct rays to the premises, with no spillover <br /> beyondd the property. <br /> d. The only signage allowed shall be a monument sign. <br /> e. A solid fence at least six feet high shall be constructed <br /> along the southern boundary of the developed portion of <br /> the project site. At the discretion of the Planning <br /> Director, the applicant may enter into a Deferred <br /> Improvement Agreement for the required fencing. Fencing <br /> details shall be shown on the Improvement Plan and shall <br /> be subject to approval by the Planning Director. <br /> f. All required on-site improvements shall be shown on an <br /> Improvement Plan. All constructed improvements shall <br /> conform to the approved Site Plan and Improvement Plan. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements are not appealable. <br /> g. At a minimum, 60 parking spaces shall be provided on the <br /> site and shall be shown on the Improvement Plan. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. The frontage improvements for Ponderosa Street and French <br /> Camp Road shall be constructed in conformance with the <br /> standards for one-half off an 84-foot-wide right-of-way <br /> urban street. The construction of the frontage <br /> improvements will be deferred upon execution by the owner <br /> of a Deferred Frontage Improvement Agreement prior to <br /> issuance of a building permit. A $250.00 fee is required <br /> for processing, per Ordinance No. 3337, in addition to <br /> a copy of the Grant Deed an: an estimate for the required <br /> frontage improvements.
