As an option, the Department of Public Works will prepare <br /> the drawing and estimate for an additional fee of <br /> $100. 00. <br /> b. Access to French Camp Road shall not be allowed, and a <br /> note stating this restriction shall be placed on the <br /> Improvement Plan. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements are not appealable. <br /> C. An Improvement Plan, prepared by a Registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, and grading shall be submitted to the <br /> Department of Public Works for approval. Drainage shall <br /> be retained on the site, and pond calculations shall be <br /> submitted for approval. <br /> d. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the time <br /> of building permit application. The fee is $1, 819 . 00 per <br /> 1, 000 gross square feet of building designated as <br /> "Service Commercial" in the Stockton area. The fee shall <br /> be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. <br /> e. An encroachment permit shall be required for work within <br /> the road right-of-way. <br /> 3 . A soil suitability study as required by Section 9-10100 <br /> of the San Joaquin County Development Code must be <br /> performed prior to application approval to determine that <br /> the area is suitable for septic tank usage. <br /> b. Destroy the two abandoned wells on the property. <br /> C. Connection to an approved public water supply system is <br /> required. Prior to recording the Final Map, a letter <br /> from the water supplier will be required which states <br /> Conditions of, Approval - 3 - (UP-89-21) <br />
