CONDITIONS OF APPROVAL <br /> SA-91-14 <br /> PAGE TWO <br /> 2. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. APN 087-030-09 and 087-040-39 shall be merged. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> b. An Improvement Plan, prepared by a registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading, shall be <br /> submitted to the Department of Public Works for approval. <br /> Additional run-off shall be retained on-site, provisions shall <br /> be shown on the Improvement Plan. <br /> C. The frontage improvement for Hacienda Avenue shall be <br /> constructed in conformance with the standards for one-half of <br /> a 60-foot right-of-way commercial street. The frontage <br /> improvement for North 99 Frontage Road shall be constructed in <br /> conformance with the standards for one-half of a 60-foot <br /> right-of-way commercial street. The construction of the <br /> frontage improvements will be deferred upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement or a <br /> Secured Deferred Frontage Improvement Agreement with a deposit <br /> equivalent of their estimated construction costs prior to <br /> approval of the Improvement Plan. (A $250. 00 fee currently is <br /> required for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed and an estimate for the <br /> required frontage improvements. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public <br /> Works and submitted to the Department of Public Works for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing and estimate for an additional fee of <br /> $100. 00) . <br /> d. Encroachment permit shall be required for work within road <br /> right-of-way. <br />
