A 20- <br /> foot-wide driveway to the parking area is being proposed . The <br /> minimum width of the driveway in order to accommodate two-way <br /> traffic shall be 24 feet. In order to facilitate better access <br /> and circulation , the applicant may want to consider_ locating the <br /> parking area at the front of the parcel. <br /> The number of required parking spaces shall be based on at least <br /> one parking space for each three seats provided in the church <br /> structure . The number of parking spaces shown on the site plan <br /> is adequate for 80 fixed seats . <br /> Landscaping/Fencing : <br /> The applicant is proposing a six-foot-high chain link fence and <br /> gate to enclose the church and parking area . Should the appli- <br /> cant decide to file a full application , he should be aware that a <br /> requirement would be to effectively screen the parking area . <br /> This could be accomplished by means of a solid fence , wall , or a <br /> compact evergreen hedge on all sides adjacent to a residential <br /> use or zone . In addition, a five-foot-wide landscape buffer , as <br /> indicated under #3 of landscape standards , will be required . The <br /> gate must be recessed 10 feet from the property line unless there <br /> is at least 16 feet between the property line and the edge of the <br /> traveled roadway. A decorative gate would be recommended . <br /> The following landscaping standards would be required if a full <br /> application is submitted : <br /> 1 . If the parking area is located adjacent to Larch Road , a <br /> ten-foot-wide landscaped planter, excluding curbing and <br /> measured from the Larch Road right-of-way, would be <br /> required . Planters shall include trees spaced no further <br /> than 25 feet apart and may include mounding , shrubbery, <br /> and/or lawn. Planter areas adjacent to entrance drives <br /> shall not block visibility. There shall be clear site <br /> visibility from three to six feet for automobile traffic <br /> at these locations . <br /> 2 . Trees shall be planted and maintained at a ratio of one <br /> tree for every eight parking spaces . The trees shall be <br /> planted and distributed in a manner that will ensure at <br /> least 50 percent of the parking area will be shaded within <br /> 15 years of establishment. <br />
