The owner/developer shall be responsible for 100% of the <br /> cost of the traffic signals at the following locations: <br /> Hammer Lane/East State Route 99 Frontage Road <br /> Hammer Lane/West State Route 99 Frontage Road <br /> Hammer Lane/Christian Life Center Access <br /> C. The proposed "Access Road" shall be a minimum of 52 feet <br /> wide curb-to-curb. <br /> d. The owner/developer shall improve the intersection of <br /> Hammer Lane/West State Route 99 Frontage Road to provide <br /> a right-turn lane, a left-turn lane and a through lane <br /> on all approaches. <br /> e. The owner/developer shall improve the intersection of <br /> Hammer Lane/East State Route 99 Frontage Road to include <br /> an eastbound right-turn lane and north and westbound <br /> left-turn lanes . <br /> f. The owner/developer shall be responsible for 100% of <br /> the cost of any infrastructure oversizing needed/ <br /> provided to serve the site. Connection to any "City <br /> system" , prior to annexation, will require City <br /> approval of an "Outside Connection Request" . <br /> The City, at the request of the owner/developer, would <br /> attempt to form areas-of-benefit to partially recover <br /> the costs of the signalization and street improvements <br /> at the East and West State Route 99 Frontage Road <br /> intersections with Hammer Lane. <br /> 3 .
