Item No. _5 <br /> PC: 7-2-87 — <br /> VR-86-5/UP-86-6 <br /> Page 18 <br /> ( 1 ) The grading plan shall contain the information listed <br /> in the U.B.C. , Appendix, Chapter 70, Section 7006( 1 ) . <br /> ( 2 ) The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels. <br /> Retaining wall details shall be submitted where appli- <br /> cable. <br /> (3) All recommendations of the soils engineer shall be <br /> incorporated in the grading plans. <br /> (4) All compaction reports must be submitted prior to <br /> issuance of a building permit . <br /> c . The Development Plan shall indicate the following: <br /> ( 1 ) Provide parking for the physically handicapped. The <br /> space(s) shall be located as close as possible to the <br /> primary entrance (C .A.C . , Title 24) . <br /> ( 2 ) Provide identification signs for the parking space(s) ; <br /> include a "two away" sign at each, or it must be <br /> visible from each space (C.A.C. , Title 24) . <br /> ( 3) The slope of a parking space shall not exceed 1/4 inch <br /> per foot (C .A.C. , Title 24) . <br /> 4 . Count . of San Joaquin Planning Division: <br /> a. Unless otherwise specified, all Conditions of Approval <br /> must be fulfilled prior to the issuance of building per- <br /> mits. <br /> b. The applicant shall submit a landscaping plan prepared by <br /> a professional nurseryman. The plan must identify plant , <br /> tree, and bush species, numbers, sizes, locations, and it <br /> must describe how landscaping will appear at maturity. <br /> The plan must include a planting schedule and a schedule <br /> for operation and maintenance of the landscape . <br /> Landscaping shall be required within the 30-foot front <br /> yard along Hammer Lane . <br /> c . The applicant shall submit a fencing plan and shall iden- <br /> tify proposed fence locations and heights. Perimeter <br /> fencing shall be of a solid masonry construction. In <br /> addition, a solid masonry fence shall be erected around <br /> the sewage treatment area. <br />
