This report should not be relied upon after 180 days from the date of issuance (ASTM Standard E- <br /> 1527-00, Section 4.6). <br /> 2.0 SITE DESCRIPTION <br /> 2.1 LOCATION AND LEGAL DESCRIPTION <br /> ++ The site is located in Stockton, California, and is shown on the Stockton West, California, U.S. <br /> Geological Survey (USGS) 7.5-Minute Topographic Quadrangle Map dated 1987. The site is located in <br /> Section 2, Township 1 North, Range 6 East, Mount Diablo Base and Meridian. The site is an <br /> approximately 18-acre portion of the 103-acre parcel owned by the State of California, described as 510 <br /> East Magnolia Street and designated by APN 139-210-04. This portion is located south of East Acacia <br /> Street, north of East Park Street, and cast of North Stanislaus Street in Stockton, California: the eastern <br /> boundary is located on the east side of North Aurora Street. The location of the site is shown on Figures <br /> 1, 2, and 3 in Appendix A. <br /> 2.2 SITE AND VICINITY GENERAL CHARACTERISTICS <br /> The USGS map shows that the terrain of the site is fairly level with a slight topographic gradient to the <br /> southwest. The area is used for institutional, commercial, and residential purposes. Railroad tracks are <br /> located approximately 300 feet east of the site. Interstate Highway 5 is approximately P/z miles to the <br /> southwest and State Highway 4/Crosstown Freeway is approximately 3,400 feet south of the site. <br /> Downtown Stockton is located southwest of the site. <br /> I.. <br /> 2.3 CURRENT USES OF THE PROPERTY <br /> The site currently consists of a track and field in the northeastern quarter; several abandoned buildings <br /> +,.. along the eastern road; storage buildings, a historical building, and a PG&E electrical station in the <br /> southeastern quarter; a parking area, a road, a sewer screening station, a restroom facility, a residence,and <br /> a drug-abuse recovery house in the southwestern quarter; and a park area in the northwestern quarter. The <br /> &. site has historically been used for institutional purposes. <br /> 2.4 DESCRIPTIONS OF STRUCTURES,ROADS, OTHER IMPROVEMENTS ON SITE <br /> v There are six roads on the site. Three of these are east/west trending; E. Acacia Street is the northern <br /> boundary; E. Park Street is the southern boundary; and E. Psora Street forms the southern boundary for <br /> the track and field; gently curving to the southwest after it passes to the west of N. Grant Street. Three of <br /> the roads trend north1south: N. Aurora Street is located along the eastern boundary; N. Grant Street <br /> bisects the site; and N. Stanislaus Street is the western site boundary. Sidewalks are located along most of <br /> the roads. Underground sprinklers are located throughout the site and an underground street lighting <br /> system connects the street lamps located throughout the site. Several fire hydrants are located along the <br /> roads and the site is serviced by varying systems as follows: underground gravity fed sewer, potable <br /> water, storm drain, electrical, telephone, natural gas, and a steam tunnel system.
