The owner-operator of the trucking business shall also own and <br /> reside on the property. <br /> M. The 31 foot by 10 foot proposed trailer indicated on the site <br /> Plan shall be placed on a permanent foundation and shall only <br /> be used for personal storage accessory to the residential use. <br /> 2. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. A turn around for the truck and trailer shall be provided. No <br /> backing of truck and/or trailer on to the public road is <br /> allowed. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> b. An Improvement Plan, prepared by a registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading, shall be <br /> submitted to the Department of Public Works for approval. <br /> Additional run-off shall be retained on-site, run-off and pond <br /> capacity calculations shall be submitted for approval. <br /> C. Dedication to result in a 42-foot wide right-of-way from the <br /> centerline of Peltier Road to the Property line shall be <br /> required across the frontage of APN 017-040-08 . <br /> d. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of the <br /> building permit application. (The fees currently are <br /> $2, 715. 00 per 1, 000 gross square foot of building as "Office" <br /> and $1,970. 00 per 1, 000 gross square foot of building as <br /> "Service Commercial" in the Lodi area. If there is no <br /> building permit required, the fee will be exempt. The fee <br /> shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record) . <br />
