All lighting shall be designed to confine direct rays to the <br /> premises, and with no spillover beyond the property. <br /> e. All roof-mounted mechanical equipment, tanks, ventilating <br /> fans, or similar equipment shall be visually screened from <br /> view from adjacent properties and public rights-of-way at <br /> grade. The screens shall be architecturally compatible with <br /> the building or structure on which they occur. <br /> f. Landscaping shall conform to the submitted Landscape Plans. <br /> Details of a landscaping and irrigation plan shall be shown <br /> on the Improvement Plan. Landscape details shall include a <br /> key showing size, type, number and spacing of all proposed <br /> plantings. Details of an automatic and timed sprinkler <br /> system shall be shown. All approved landscaping and <br /> sprinklers shall be in place prior to issuance of an occupancy <br /> permit. Landscaping shall be permanently maintained by the <br /> property owner. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> i. All parking spaces, driveways, and maneuvering areas shall be <br /> paved and permanently maintained with asphalt or cement. <br /> Bumper guards shall be provided where necessary to protect <br /> adjacent structures or properties. <br /> 5. AIR POLLUTION CONTROL DISTRICT <br /> Conditions of Approval: <br /> a. The applicant should be aware of the PM-10 Rule and the <br /> Indirect and Area wide Source Review Rule, both of which are <br /> currently proposed by the District for adoption in the near <br /> future. Both of these rules are available upon written <br /> request to the District. <br /> b. Emissions generated during the construction process are of <br /> some concern to the District. The below dust control <br /> practices shall be implemented if and when construction takes <br /> place. <br />
