All roof-mounted mechanical equipment, tanks, ventilating fans, or similar equipment shall be visually screened from view from adjacent properties and public rights-of-way at grade. The screens shall be architecturally compatible with the building or structure on which they occur. f. Landscaping shall conform to the submitted Landscape Plans. Details of a landscaping and irrigation plan shall be shown on the Improvement Plan. Landscape details shall include a key showing size, type, number and spacing of all proposed plantings. Details of an automatic and timed sprinkler system shall be shown. All approved landscaping and sprinklers shall be in place prior to issuance of an occupancy permit. Landscaping shall be permanently maintained by the property owner. ORDINANCE REQUIREMENTS: The Ordinance Requirements listed below have been identified as pertinent to this project. Other Ordinance Requirements may also apply. Ordinance Requirements are not appealable. i. All parking spaces, driveways, and maneuvering areas shall be paved and permanently maintained with asphalt or cement. Bumper guards shall be provided where necessary to protect adjacent structures or properties. 5. AIR POLLUTION CONTROL DISTRICT Conditions of Approval: a. The applicant should be aware of the PM-10 Rule and the Indirect and Area wide Source Review Rule, both of which are currently proposed by the District for adoption in the near future. Both of these rules are available upon written request to the District. b. Emissions generated during the construction process are of some concern to the District. The below dust control practices shall be implemented if and when construction takes place.
