A six-foot-high solid masonry wall shall be constructed along <br /> the south, east and west property lines . A minimum <br /> three-foot-wide planter shall be provided between the fence and <br /> the parking areas . Fencing and planter details shall be shown <br /> on the Improvement Plan and shall be subject to approval by the <br /> Planning Director . <br /> i . Details of a landscaping and irrigation plan shall be <br /> shown on the Improvement Plan or a separate Landscape <br /> Plan. Landscape details shall include a key showing the <br /> size, type, number , and spacing of all proposed plantings . <br /> Details of an automatic and timed sprinkler system shall <br /> be shown. The landscaping shall meet the following mini- <br /> mum standards: <br /> ( 1) A ten-foot-wide landscaped strip, excluding curbing , <br /> is required along Northland Road and the extension of <br /> Shawnee Way. The strip shall be measured from the <br /> street right-of-way line and allow openings for walk- <br /> way or driveway purposes . <br /> ( 2 ) Planting may include natural features such as rock and <br /> stone as well as structural features including, but <br /> not limited to, fountains and sculptures . Planting <br /> shall include the installation and maintenance of <br /> trees , shrubs, flowers , and lawn . <br /> ( 3 ) Except as otherwise noted, all landscaping shall be <br /> installed in the following manner : <br /> Trees : Spaced not to exceed 25 feet on center. <br /> Shrubs : Spaced not to exceed 10 feet on center at a <br /> ratio of 20 percent for 5-gallon size and 80 <br /> percent for 1-gallon size. <br /> Groundcover : 100 percent coverage. <br /> ( 4 ) Plants shall be nursery grown stock conforming to <br /> current California nursery standards . <br /> ( 5 ) All new trees shall be selected from the San Joaquin <br /> County Approved Tree List. At least 25 percent of all <br /> required trees shall have a minimum three-inch caliper <br /> trunk, if standard, and a minimum one-and-one-half-inch <br /> caliper trunk, if multiple. Each caliper shall be <br /> measured 12 inches above the root ball . <br /> ( 6 ) Protective six-inch concrete curbs or standard <br /> concrete wheel stops are required where planting abuts <br /> parking stalls or driveways . <br /> UP-90-9 (CASTEEL) -3- R-90-345 <br />
