( 7 ) The parking area shall provide a minimum of 10 percent <br /> interior landscaping, exclusive of any landscaped <br /> strip abutting a street right-of-way or area used for <br /> walkways or driveways . <br /> ( 8 ) Plantings which abut parking stalls shall include a <br /> minimum 18-inch-wide paved strip to allow access to <br /> and from vehicles . <br /> j . The unimproved area to the west of the extension of <br /> Shawnee Way shall remain as an almond orchard or be main- <br /> tained in lawn. <br /> k. If the almond trees are removed from Phase II of the pro- <br /> ject area prior to development of Phase II , the area shall <br /> be maintained in native grass . <br /> 1 . Phase I shall be started in one and one-half years, and <br /> Phase II shall be started in three years . If building <br /> permits have not been issued for Phase II within three <br /> years from the effective date of approval , the approval <br /> for that Phase shall expire. <br /> 2 . Department of Public Works : <br /> * a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer , showing drainage, driveway access details , on- <br /> site parking, utility services, and grading shall be sub- <br /> mitted to the Department of Public Works for approval . <br /> Drainage, including streets , shall be retained on the <br /> site, and drainage calculations shall be submitted for <br /> approval . <br /> * b. A 10-foot-wide roadway shall be dedicated along Northland <br /> pests Road and shall be improved on the subdivided side to <br /> C�k �sb,al County standards for a 60-foot-wide right-of-way urban <br /> o subdivision street. <br /> 9 c. All improvements shall be in conformance with the <br /> improvement standards and specifications of the County of <br /> San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department <br /> of Public Works. <br /> * d. Water service to the project shall be by the Raymus <br /> w;11 ,e Village Maintenance District. The applicant shall upgrade <br /> �o the water system to conform to the requirements of the <br /> ov� County Fire Warden, the local fire district, Public Works <br /> ;.q �� design standards, and State regulations . <br /> q Y. <br /> * e.
