Gau, Senior Civil Engineer <br /> Public Services Division <br /> SUBJECT: COMMENTS ON DEVELOPMENTS <br /> APPLICANT: W.D.O. , Inc. <br /> APPLICATION NO: SU-87-22 (Bojoli Estates) <br /> APN 237-520-02, 04, 05, 32, 33, 34 and 35 <br /> PROPOSAL: Major Subdivision Application to subdivide seven existing parcels <br /> into a 24-lot rural residential subdivision on a total of 40.3 <br /> acres (Bojoli Estates). <br /> Information: <br /> The site is located on the south side of Valpico Road between Fairoaks Road and <br /> Chrisman Road, southeast of Tracy. <br /> The site is not located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. <br /> Chrisman Road and Valpico Road have an existing right-of-way width of 72 and <br /> 50 feet, and a planned right-of-way width of 84 and 60 feet respectively. <br /> Recommendations: <br /> 1. Standard Conditions: <br /> a. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the Department of Public Works. <br /> b. All Improvement plans and specifications must be approved by the County of <br /> San Joaquin Department of Public Works prior to approval of the Final Map. <br /> c. If improvements referred to herein are not completed prior to the approval <br /> of the Final Map, the subdivider shall execute an agreement with the County <br /> of San Joaquin insuring the completion of improvements within one (1) year <br /> after filing the Final Map. <br />
