Item No. 1 <br /> PC: 11-19-87 <br /> SU-87-22 <br /> Page 5 <br /> within the subdivision may be reached by alternative routes. <br /> Consistent with this requirement , the Department of Public <br /> Works is recommending as a Condition of Approval that the two <br /> cul-de-sacs shown on the tentative map (Heather Court and Alder <br /> Court) be interconnected to form a connecting street between <br /> Alder Street and Leward Way. <br /> Public Works is also recommending as a Condition of Approval <br /> that Chrisman Road shall be dedicated and improved on the sub- <br /> division side in conformance to the County standard of an <br /> 84-foot right-of-way street . <br /> Access: <br /> Planning staff is recommending that access to Lots 20-24 from <br /> Chrisman Road be restricted and that access to Lots 1 , 15, and <br /> 24 from Valpico Road be restricted. <br /> FACILITIES/SERVICES: <br /> Water, Sewer, and Storm Drainage Facilities: <br /> This Major Subdivision application was filed pursuant to <br /> Section 9-10002 (e) ( 1 ) of the Planning Title. This section <br /> allowed Rural Residential Tentative Subdivision Maps filed <br /> prior to May 28, 1987 , to be considered under development stan- <br /> dards in effect prior to that date. On that date, the Board of <br /> Supervisors adopted the County Development Ordinance, which <br /> required (among other items) that Rural Residential parcels <br /> less than two acres be served by a community water system and a <br /> community drainage system. As proposed, Bojoli Estates will be <br /> served by individual on-site retention basins and individual <br /> septic tanks. Water will be provided on an interim basis by <br /> private wells. "Dry" waterlines are also to be installed in <br /> preparation for the future community water system. The recom- <br /> mended Conditions of Approval are consistent with the con- <br /> ditions of approval approved on October 20, 1987, by the Board <br /> of Supervisors for Apricot Acres. <br /> Schools: <br /> The project is within the Tracy Joint Union and Jefferson <br /> Elementary School Districts, both of which are experiencing <br /> overcrowding. The project is subject to the payment of school <br /> development fees. As these fees may represent a sizeable <br /> amount of money, this information should be included in the <br /> public report for this subdivision which is filed with the <br /> State Department of Real Estate . <br />
